SELLING HAWAII REAL ESTATE

If you own real estate in the state of Hawaii, any kind of real estate, and you are thinking of selling, contact me.  I provide one source convenience for all the Hawaiian islands.  Putting your property and your trust in someone's hands, someone you may not know, can be unsettling.  I'll earn your trust and maintain that trust; you can rely on that.

If your property is on one of the neighbor islands in Hawaii, I will refer you to a qualified full-time real estate agent on that island that will handle your property with the same loyalty and dedication that I would. I only work with Realtors that hold to the highest standards of ethical behavior, professionalism, and respect for your needs. I maintain contact with that agent to monitor their progress in regard to reaching your goal. I also stay in contact with you after the referral to insure your continued satisfaction.

If you own real estate here on the Big Island of Hawaii, I'll work directly with you to assure that your property will be marketed with your best interests always at the forefront. First, I prepare a Comparative Market Analysis to determine fair market value of your property based on factual, statistical sales data on properties similar to yours.  You then choose a listing price based on the data, a price that is in keeping with your needs and the market.

Once a listing price has been determined, along with a reasonable marketing time based on your needs, you are ready to sign a real estate listing agreement. The real estate listing agreement is a legal document authorizing Coldwell Banker Aloha Properties to market your property. However, before you sign anything, you will be provided a detailed marketing plan that outlines exactly what we will do to get your property sold.

Selling a property works best when the owner and the listing real estate agent are in complete agreement about price, how to market, any improvements to be made, and what inspections to have in place to facilitate a smooth close. Open communications are vital to keep expectations realistic, stress levels down, and get the property sold as quickly as possible.  I will keep you informed of all contacts regarding your property and give you a weekly update on the market until we close on the sale. We will set a specific time and format for this weekly update at the time you sign the listing agreement. One of my biggest frustrations in selling property before I became a Realtor was that my real estate agent never told me what was going on. I listed my property and never heard from the agent again! That won't happen to you!!

Marketing property to get it sold is a dynamic process, not one of listing it and then sitting back to see what happens. I will work hard to assure that we adapt our campaign to fit the current real estate market climate and capture the interest of serious buyers to get your property SOLD!
